Closing (completion) typically happens 4–6 weeks after subjects are removed. If you need a faster or slower timeline, we can structure the process around your needs. A "subject to inspection" clause means the buyer has a set number of days to conduct a home inspection. It's normal and not a red flag. We recommend you're not present during showings — buyers tend to move faster and speak more freely when the seller isn't there, which gives you better feedback and faster decisions. We use a lockbox system so access is secure and fully logged. You'll be notified of every showing request and have full control over your schedule.
Completion date is when the sale legally closes — money changes hands, title transfers to the buyer. Possession date is when the buyer physically gets the keys and can move in. These are sometimes the same day, but more often possession is 1–2 days after completion. This gives you time to move out without the pressure of the same-day money transfer. We negotiate both dates in your favour.
