She coordinates between your lawyer, the buyer's agent, the lender, and any other parties involved — keeping everything on schedule and keeping you informed at every stage. On completion day, you get the news you've been working toward: sold, closed, done.

About the Selling Process.

It depends on your timeline and the market — but most sellers move from initial evaluation to an accepted offer within 4–8 weeks. Closing (completion) typically happens 4–6 weeks after subjects are removed. If you need a faster or slower timeline, we can structure the process around your needs. There's no one-size-fits-all — we work on your schedule.

Not necessarily. The amount of prep depends on your home's current condition and what comparable homes in your neighbourhood look like. Juliana will walk through your property and give you a prioritized, honest list — focusing only on what will actually move the needle for buyers in your price range. She won't recommend renovations that don't return dollar-for-dollar.

We review showing feedback, assess market activity, and have an honest conversation about your options. Sometimes that means a price adjustment. Sometimes it means a marketing shift. You will always know exactly what's happening and why — no silence, no spin. Every decision is yours to make with full information.

A "subject to inspection" clause means the buyer has a set number of days to conduct a home inspection. It's normal and not a red flag. If the inspection raises issues, there may be negotiation — but that doesn't mean the deal falls apart. Juliana walks you through any inspection findings and helps you navigate the response strategically, protecting your position throughout.

We recommend you're not present during showings — buyers tend to move faster and speak more freely when the seller isn't there, which gives you better feedback and faster decisions. We use a lockbox system so access is secure and fully logged. You'll be notified of every showing request and have full control over your schedule.

Completion date is when the sale legally closes — money changes hands, title transfers to the buyer. Possession date is when the buyer physically gets the keys and can move in. These are sometimes the same day, but more often possession is 1–2 days after completion. This gives you time to move out without the pressure of the same-day money transfer. We negotiate both dates in your favour.
